Project Description

1. Move laundry appliances to the right of the closet to allow for accessibility to water heater 2. Install air gap for dishwasher (right now system drains directly via disposal.) 3. Garbage disposal vibrates and shudders indicating unit may contain foreign matter or have problem with blades. 4. Powder room: Corrosion noted at the sink drain, no leaking noted at the time of the inspection. Want to look at/fix this. 5. Guest bathroom: -Spa Tub: Need a licensed plumber/electrician to install the bonding strap on the spa tub pump/motor as required for safety. -Tub & Surround: Suggest caulking or re-grout as needed. The edges of the tub walls should be caulked to prevent moisture penetration. Failure to keep the walls sealed can cause deterioration and extensive moisture damage to the interior walls, which is not always visible. -Tub Faucet: The tub diverter sticks, suggest review with a licensed plumber and repair as needed. -Sink Faucet: The sink faucet is loose at the countertop mount, suggest review with a licensed plumber and repair as needed. -Toilet: The toilet bowl is loose at the floor anchor bolts. The wax ring inside the unit must have a snug, secure fit in order to keep from leaking. Properly re-sealing and re-securing this unit is suggested to prevent leakage and damage. 6. Master Bathroom: Suggest caulking or re-grout as needed. The edges of the tub walls should be caulked to prevent moisture penetration.
